THE DEVELOPER:
Orange Splot, LLC

Eli Spevak has been at the forefront of affordable housing options since developing Peninsula Park Commons over a decade ago. Since then he has had a hand in helping create seven other small, affordable communities in Portland, and one in Corvallis.

The Cully Green development will not only add more mid-range housing options for buyers, Orange Splot, LLC will also be working with Proud Ground and the City of Portland to make 3 of these homes permanently affordable to homebuyers at 80% of Median Family Income. Through what they call “voluntary inclusionary zoning,” Orange Splot LLC will be contributing at least $50K per affordable unit.

THE land trust:
Proud ground

Proud Ground creates permanently affordable homeownership opportunities for first-time homebuyers using the Community Land Trust model. Their investment protects neighborhoods from the continued affordable housing crisis by ensuring working families can afford to live in their community and keep homes in their community affordable for generations to come.

Founded in 1999,  Proud Ground has become one of the largest community land trusts in the country, having served over 350 families in a permanently affordable portfolio of over 280 homes.

THE BROKERS:

Amber has been passionate about all things efficient-build since becoming a licensed real estate broker nearly 14 years ago.  She learned of Eli's co-housing communities after starting a green building interest group in 2006, and has admired them ever since.  In fact, she now lives in one!

NATALIE SCHIRM-OLSON, BROKER - THINK REAL ESTATE

Natalie offers a background in top-notch customer service from her years of management in the restaurant industry.  She has been a huge advocate for home ownership after buying her first home in Portland, followed by an investment property in Redmond, OR.  She knows buying or selling is an important decision and wants to know how to help you accomplish your home dreams, too.

THE CONSTRUCTION MANAGER:

GARY FOX

Gary is a construction manager with a 25-year record of success. He has overseen all phases of multimillion-dollar commercial and residential projects, including a wide variety of multi-family projects. His experience includes managing multiple superintendents and sites, overseeing the construction and closing of over 500 houses a year, creating a multifamily division for Renaissance Homes, and managing the construction of medical professional buildings.

THE ARCHITECTS:

DAVID BONN - AGE IN PLACE LLC

David specializes in accessibility inspections, new home designs, additions, remodels, and ADUs. He is one of the most prolific affordable housing designers in Oregon, with hundreds of families living in sustainably built homes designed to be functional and accessible.

Communitecture designs beautiful and sustainable places that bring people together in community.  With an approach that explores new creative territories, they remain as accessible as possible.  They are absolutely committed to sustainability, while respecting the needs and priorities of all the individuals, families, and communities with whom they work and play.

Communitecture is a full service design firm for commercial and residential projects, typically leading projects from the conceptual design stage through construction.  They believe in making our services accessible to projects which push the envelope in terms of ecological design or community building.
